TriTec Proposal
Why is it that I feel that this TriTec issue is a "Dun Deal," and our representatives are going to give away the store, by letting Tritec have the "Goose that laid the Golden Egg."
Actually the real issue is about "Give and take!" In the original Tritec Proposal, there was "give and take;" in the new proposal, I feel that Tritec would win both the battle and the war.
May I suggest what might be termed, "Rent Controlled Office Space." Isn't it about time we gave the Businessmen in our village a break! Reserve by covenant, the original 50 rooms that would have been allotted to the Hotel, and dedicate them to "low cost office rental."
In Patchogue, our businessmen currently pay $3000., for an office that is the size of a latrine. Break up each suite and change the zoning to allow two businesses to share a common office space. Somehow the total mandated rental cost, per suite, that can be shared by two businesses, must not exceed $1000. In addition, two suites would be set aside to be used as shared Conference Rooms.
If we could convince Tritec to help our businessmen, I will again be in favor of accepting Tritec's proposal. If Tritec only wants to "take" instead of "give;" then we should reject the proposal in its entirety!
Our Businessman do need reasonable cost office rental space, and we do not need more Rental Housing. Good business is all about compromise!

This comment is not accurate. I rent a 250 square foot office at the four corners for $520. Definitely larger than a latrine. There is an abundance of vacant office space in the village right now - 31 west main is 1/3 empty, 38 oak street is almost all empty, the LI Advance building,75 west main...on and on. Virtually every building has vacancies. Meanwhile 97% of rental residential is occupied. So you have a hard time making the argument that we need more office space and don't need more residential. Its just not true.
